Performs all maintenance requirements including but not limited to planning scheduling estimating assigning coordinating and supervising all work in progress including contracted labor. Position Responsibilities Supervise train and discipline employees. Training to include SOP trade skills equipment and safety including applicable OSHA requirements. Assign unit work orders to maintenance staff. This incudes but not limited to analyzing repairing plumbing electrical heating air conditioning and carpentry repairs. Audit repairs maintenance tasks performed by maintenance team ensuring satisfactory and timely completion of all work orders. Ensure that all common areas are maintained an in proper operating condition. This includes but is not limited to pools public restrooms front entrance and lobby areas meeting rooms fitness centers parking lots walkways and elevators. Work directly with owners under the direction of the department manager or General Manager for necessary repairs and or capital improvements. Consult with manager regarding necessary outside professional services. Work with manager to contract services. Responsible for keeping work area and maintenance shops in clean organized and safe conditions. Orders supplies as needed. Safeguard all supplies equipment and tools. Make sure that common areas are set up for special functions. Perform other duties as assigned. Position Requirements High School diploma two years of college or vocational training in electrical mechanical architectural engineering plumbing field or equivalent additional experience preferred. Minimum three years experience in maintenance engineering. Ability to use hand and power tools. Previous property maintenance and supervisory experience preferred. Must be able to read blueprints and schematics. Trade certification (s) or equivalent preferred.
