Reference job 15-080. Position Summary Maintain smooth operation and physical integrity of infrastructure and property cleanliness supervise staff projects and manage expenses. Represent AOAO s best interest by maintaining owner compliance to property documents monitor and facilitate insurance activities on property maintain a safe environment to minimize liability and identify degrading facilities. Oversee maintenance functions including but not limited to planning scheduling estimating assigning coordinating and supervision of all work in progress. Position Responsibilities Supervise Maintenance Manager and Assistant Maintenance Manager Security Staff Landscaping Manager Maintenance and Utility Staff. Review and approve work schedules for all managers and teammates ensuring proper staffing. Conduct performance evaluations. Audit repair and maintenance tasks performed by staff to ensure satisfactory and timely completion of work orders and assignments. Utilize work order software to track and quantify all work performed. Approve and process invoices personnel documents credit card expenses and check requests. Maintain cash bank for petty cash and laundry facility. Communicate with owners Board of Directors Board Committees Condominium Staff Corporate Staff and Resort Operations orally and in writing. Present reports to ownership at Board Meetings. Establish and maintain department budgets. Schedule maintenance activities and projects. Ensure permits and inspections are maintained and updated. Schedule inspections ahead of time to ensure compliance. Manage cleanliness orderliness and safety and functionality of department shops. Order supplies and safeguard all employees supplies equipment and tools. Maintain inventory. Supervise all projects including but not limited to sending out RFPs review and recommendation on proposals job costing and ROI as necessary communicate with contractors contractor compliance with insurance and licensing monitoring payment schedules final inspections and punch lists. Exercise high level of negotiating skills in proposals and contract preparation. Meet and consult with General Manager on daily basis to go over department logs daily work tasks safety issues or any concerns related to property including property conditions security and team members. Perform other duties as assigned. Position Requirements High School diploma engineering degree or related equivalent experience. Five plus years in Facility Management. Supervisory experience. Excellent communication skills. Computer experience and strong proficiency with MS Word Excel and Outlook. Experience with work order software.
