Leasing and Compliance Specialist PT Exempt Salary Position Summary The Leasing & Compliance Specialist is responsible for tracking requesting and processing the annual recertifications of the property in accordance with Section 42 of the Internal Revenue Code. Work with the Community Manager and corporate Compliance Department to assist in processing applications help with County Housing programs investor reports property rent increases training materials data entry and any clerical assistance as needed. The Leasing and Compliance Specialist also participates in Open Houses as needed. This position is highly sales oriented and the ideal cnadidate will be goal-oriented and have previous leasing experience. Daily responsibilities include but are not limited to Tracking of annual recertification applications. Ensure the annual recerts of each resident in the property meet with compliance standards. Ensure that each resident is certified and completed within a twelve month period as required in Section 42 guidelines. Data Entry of completed recertifications. When the recert is complete occupant demographics and lease changes are input into Yardi. Process recerts back into active property drawers. Copy hole punch tag with effective date file. Memo all new applicant and recert copies to the investors. Input completed new applicat recert info for each appropriate property copy memo and send to the appropriate investor. Maintain current knowledge of apartment availability rates and features. Review info packet floor plans deposits etc. Present information regarding community offerings. Conduct property and apartment tours showing amenitities models available and grounds. Maintain prospect data on Guest Card in Yardi and YGL. Other duties as assigned.
