Independent Living Inc. Compliance Specialist Summary Full Time Non-Exempt Hourly Position The Compliance Specialist reports directly to the Community Manager and is responsible for tracking requesting and processing the annual recertifications of the property in accordance with Section 42 of the Internal Revenue Code. The Compliance Specialist works with the Community Manager and corporate Compliance Department to assist in processing applications help with County Housing programs investor reports property rent increases training materials data entry and any clerical assistance as needed. The Compliance Specialist participate in Open Houses as needed. The major areas managed are Tracking of the annual recertification applications. Insure the annual recertifications of each resident in the property meet compliance standards. Insure that each resident is certified and completed within a twelve month period as required in Section 42 guidelines Processing of the recertification applications. Processing consists of receiving the recertification application reviewing for completeness and accuracy in accordance with the requirements of Section 42 and mailing third party verifications to the entities indicated as sources of income assets. To complete the recertification process when all third party verifications have been returned the income on each form must be calculated according to the guideline of Section 42 information is then inputted into a Total Income Calculation (TIC) spreadsheet to determine the household s certified annual income. Household eligibility is determined by comparing the household s certified income to the income limits of the respective county. The maximum income for annual recertification is the original maximum income per county times 140%. This is the general process however there are a lot of variables. Files pending are routinely monitored to insure that the process is completed before the effective date. Occasionally third party verifications are not returned with the first request or in a timely manner and the process must be repeated thus mailing a second request. Third party verifications are often returned incomplete and the information required is not provided. When this occurs a follow up phone call is made in attempt to obtain the missing information Data Entry of completed recertifications. When the recertification is complete occupant demographics and lease changes are inputted into Yardi Process recertifications back to the active property drawers. Consists of copying hole punching tagging with effective date and filing back into the active drawers Memo all new applicant and recertification copies to the investors. Input completed new applicant or recertification information for each appropriate property copy memo and send to the appropriate investors Assist Community Manager. Assist with County Housing Programs- receiving contracts and renewals requesting leases track leases enter all schedule rent changes into Yardi and return contract or renewal to appropriate housing program. Assist with investor reports property rent increases training materials and any clerical assistance as needed and Other Duties as assigned.
