A wealth of hiking and walking trails just outside your door lot is perfect for a log home with large trapezoid windows there is a small ski area and army corp of engineers dam rec area within 5 miles (and which the property borders on its eastern edge) and it is 8 minutes to down town Keene. In the Franklin school district it is a wonderful place to raise a family away from city influences but close enough to enjoy the benefits a small city has to offer. We saved the best for last with this property...this is the last large lot of a historic 200 acre colonial era farm. This lot has the best land water drainage and views out of the 10 lots the farm was divided into. An easy building site or two... Lot consists of about an even split fields forest. This is one of the last large secluded country lots Keene is likely to ever have if you are looking for a bigger than average tract as a large retirement property or with investment potential. 600 feet of frontage on a class 5 (paved city maintained) road and cul-de-sac another 250 of frontage on a class 6 (dirt discontinued unmaintained but can be used as a driveway by landowner) road. A house lot in this area of Keene needs 50 frontage on class 5 road 5 acre minimum area 200 foot width at building line 50 setback from street and all around property line for buildings...no problems here. 10 contiguous open space acres needed for current use assessment so with a house septic well driveway sheds and possible pool taken out as residence footprint you need 11 acres minimum to get the tax discount. Current taxes on the 28.6 acres...about 600 annually. There is currently a small stone garage and a new 10x12 shed as well as electricity at the property.
