Performs all maintenance and custodial tasks needed to maintain the property and to upgrade it under the direction of the Administrator or Maintenance Supervisor. Note - Pay Rate for this Job is 20 Hour Shift Timing - 1st Shift (Day) and Weekend Responsibilities Include Performs routine maintenance and repairs on HVAC system carpentry painting plumbing andelectrical repairs as permitted and assigned by manager or maintenance supervisor Performs work orders as assigned promptly Prepares apartments for new residents use Performs janitorial functions (cleaning of common areas maintenance areas vacant apartments etc.)as assigned by Administrator or Maintenance Supervisor. In absence of Maintenance Supervisor under direction of Administrator performs with limitedresponsibility the functions of the Maintenance Supervisor Fulfills any maintenance directives sent from Presbyterian Homes and Housing Foundation Performs other relevant duties directed by Administrator or Maintenance Supervisor Physical expectations include but not limited to ability to ascend and descend stairs climbing onladders working in small crawl spaces roof work and yard work standing on feet for extendedperiods of time lifting of 50 pounds or more. Knowledge and understanding of all aspects of building and property maintenance Must be able to provide and or assist when necessary any maintenance information to persons performing authorized work at the facility (i.e. contractors inspectors utility workers etc.) Good attendance and punctuality are required Attendance at all mandatory staff meetings and safety meetings and adheres strictly to all safety rulesand procedures Qualifications Excellent communication and people skills required Knowledge and understanding of all aspects of building and property maintenance Basic computer knowledge required Must be available on nights weekends and holidays to respond to any building emergency Previous experience in janitorial or maintenance department.
